Asset register & hierarchy
Organizations, assets and an unlimited-depth component tree, with admin-defined component types, templates and about 80 configurable lookups.
Asset hierarchyMintema is a computerized maintenance management system (CMMS) and enterprise asset management platform. It keeps one register of your assets and their components, records inspections and defects against the exact part that wore out, and uses that condition, together with live sensor readings, to alert the right people to what needs attention next.
A CMMS (computerized maintenance management system) is software that helps an organization keep its physical assets working. At its core it holds an asset register, records what was inspected and repaired, schedules preventive maintenance, manages work orders and reports on cost, downtime and compliance.
Most CMMS products were designed around the work order: a ticket is raised, someone fixes something, the ticket is closed. That works for simple equipment. It breaks down for infrastructure and complex plants, where the real questions are which component is deteriorating, what else is affected when it fails, and who has to act now.
Mintema starts from that model instead. Assets are broken down into components, condition is recorded where wear actually happens, and dependencies are explicit, so maintenance decisions are made on evidence rather than on the last ticket that was closed.
Each capability has its own page with the detail. Everything below runs on the same asset record, so nothing has to be re-keyed between modules.

Asset hierarchyConfigurable, standards-based inspections: component ratings, defects with severity, measurements and photos, and multi-stage approvals.
Inspection workflowsHow maintenance work is planned, assigned and closed out against the asset and component it belongs to.
Work ordersRules triggered by field changes, approaching dates, sensor readings or scheduled sweeps that notify, email or broadcast to control rooms.
Automation StudioSensors installed on assets, readings in any JSON shape over HTTP, two-way MQTT control, and readings that trigger automation.
IoT & devicesAsset inventory, lifecycle and maintenance-spend reports, plus dashboard designers and an AI dashboard generator.
Dashboard builderMany teams search for a CMMS when what they need is a reliable model of their assets and their condition. That is where Mintema is strongest.
Ask to see your own structure, down to the component you inspect and replace, not a demo list of pumps.
If condition lives on the whole asset, you cannot see which part is deteriorating or plan the right intervention.
Check whether the system knows what depends on the failed asset, and who is told, automatically.
Look for an open ingestion method and readings stored against the asset, not in a separate portal.
Forms, inspection types, approvals and alerts will change. Make sure your own team can change them without a development project.

CMMS stands for computerized maintenance management system: software that holds an asset register and supports inspection, maintenance planning, work orders and reporting.
A CMMS focuses on maintaining assets day to day. An EAM (enterprise asset management) system covers the whole asset lifecycle across the organization, including structure, condition, risk, cost and governance. Mintema covers both: see enterprise asset management.
Mintema drives maintenance from evidence: inspection results, defect severity, approaching dates and sensor readings. Scheduled automation rules find assets that are due or overdue and notify the responsible role. How the resulting work is managed is described on the work orders page.
Yes. Devices are registered and installed on assets. Readings arrive through an HTTP endpoint authenticated by an API key and can be any JSON shape; MQTT is supported for two-way device control. Each reading is evaluated by the automation engine on arrival.
Yes. The product is fully bilingual in Arabic and English, with right-to-left layouts, and admins can edit translations.
Yes. Asset forms, component types, lookups, inspection types, approval chains, automation rules, dashboards and reports are all configured by administrators.
A solution engineer will configure Mintema against a real asset list from your operation during the call, not a canned demo tenant.
