ENTERPRISE ASSET MANAGEMENT

Enterprise asset management for infrastructure that cannot stop

Mintema is an enterprise asset management (EAM) platform for organizations that own large, complex and distributed assets: bridges and tunnels, road networks, municipal infrastructure, facilities and plants. It connects the asset register, inspections, condition, dependencies, IoT and reporting on one governed model.

01What is EAM

Enterprise asset management, in plain terms

Enterprise asset management (EAM) is the practice, and the software, of managing physical assets across their whole lifecycle and across the whole organization: registering them, understanding their condition, maintaining them, deciding where to spend, and proving compliance.

Where a CMMS is usually focused on maintenance work at one site, EAM spans many sites, entities and departments. It needs a shared asset model, controlled access for each organization, a complete audit trail, and reporting that finance and leadership can trust.

Mintema was built for that environment. It began as a bridge and tunnel management system aligned to AASHTO and FHWA standards, and its engine is generic: asset kinds, fields, component types, inspections and approvals are all configured in data.

02The lifecycle

How the asset lifecycle runs in Mintema

  1. 01

    Register and structure

One register for bridges, tunnels, standard assets and groups of assets, each broken down into an unlimited component tree. Asset hierarchy

  2. 02

    Inspect and assess condition

Configurable inspection types record ratings, defects, measurements and photos per component, through multi-stage approvals. Inspection workflows

  3. 03

    Propagate the impact

Approved results update component status, and impact rules cascade to dependent assets, then roll back when the source is repaired.

  4. 04

    Monitor and alert

Sensor readings and scheduled checks feed the automation engine, which notifies people and broadcasts to control rooms. Operations rooms

  5. 05

    Report and decide

Inventory, lifecycle, spend and compliance reports, dashboards, and AI chat that answers questions over your asset data. Report builder

03Enterprise-ready

What large organizations need from an EAM

Organization scoping

An unlimited-depth organization tree. Every asset belongs to one organization and users see only the organizations assigned to them.

Organization

Roles, permissions and 2FA

Dynamic roles with per-action permissions, per-user overrides, and two-factor sign-in by authenticator app or email.

Access control

Audit trail

Activity and audit logs record who changed what and when, for compliance and investigations.

Audit trail

Arabic and English

Fully bilingual with right-to-left layouts, suited to government operators across the region.

Configurable without code

Forms, component types, lookups, inspections, approval chains, automations and dashboards are configured by admins.

Automation Studio

Standards-based inspection

AASHTO SNBI for bridges and FHWA SNTI for tunnels, with configurable rating methods for everything else.

Fixed levels and flat lists, re-keyed per department.
One register, an unlimited component tree and runtime component types.
02Condition
A single score for the whole asset.
Ratings, defects and measurements per component, against recognized standards.
03Dependencies
Nobody can say what else is affected by a failure.
Impact rules cascade status to dependent assets and roll back after repair.
04Live data
Sensors in a separate tool.
Devices installed on assets; readings stored against them and able to trigger automation.
05Location
Lists and spreadsheets.
A GIS map of every asset and a 3D model linked to component condition.
06Governance
Everyone sees everything, or nothing.
Organization-scoped data, per-action permissions, 2FA and audit logs.
05FAQ

Enterprise asset management, answered

Still weighing it up? A solution engineer can answer these against your own data, processes and constraints.

EAM software manages physical assets across their whole lifecycle and across the organization: the asset register and hierarchy, condition and inspections, maintenance, cost, risk, compliance and reporting.

Both. Mintema covers the maintenance-management needs of a CMMS and the enterprise needs of an EAM (multi-organization structure, governance, audit and reporting) on one asset model.

Bridges and tunnels and road agencies natively, and municipal infrastructure, smart cities, transportation, utilities, facilities and manufacturing through configuration. See solutions.

Yes. Assets belong to organizations in an unlimited-depth tree, and users see and edit only the organizations assigned to them, unless they hold the asset-admin permission.

Yes. The GIS Explorer maps every asset with status and condition filters, and the 3D viewer links drawing layers to registered components and colours them by condition or defects.

AI chat answers natural-language questions over your asset data. It generates a read-only query against an approved schema, a guard validates it, and the answer comes back in plain language. Usage is governed by per-role quotas.
